Boone Point Completion Anticipated in October-November

The most visible development project in Boone is about 65 percent complete, according to Boone Point’s director of sales and marketing David Taylor, and completion is anticipated in mid-October to early November. That’s time frame is within 60 days of the initially projected completion in mid-September.

“Boone Point is obviously a different concept,” Taylor said about the mixed-use development on the Highway 105 Extension at the intersection with Highway 421. “We want to get urban living going. We know people are downsizing, looking for more security and wanting to walk more.”

Fulfilling those desires comes at a price at Boone Point. The 10 luxury condos on the development’s second and third levels are priced at $525,000 to $675,000. Two of them are under contract.

Photo by Andrew StewartFor that price, buyers get a 1,750 square foot condominium with two bedrooms and two baths, 11- or 13-foot vaulted ceilings, Brazilian cherry hardwood floors, 8-foot solid core doors, granite countertops, custom cabinetry, outdoor fireplaces and grills on the private decks, and prewiring for surround sound and high-speed Internet.

“Everything’s designed to fit in with nice urban living,” Taylor said. “We want to do more of this; we think there’s a demand.”

Taylor said that a recent analysis of land sales in the High Country showed that single-family lot sales are down tens of millions of dollars compared to last year, while condominium sales show slight growth.

“It’s the lock-and-leave mentality,” Taylor said. “There’s no lawn maintenance, no problems with bears, no gutters to clean and replace.”

The condominium owners will also have the advantage of a number of commercial offerings on the 16,000 to 17,000 square foot ground level. An investor has purchased the entire floor, and Taylor is handling the leasing, talking to representatives of many different kinds of retailers and service providers.

Already committed is an urgent-care medical clinic, and Taylor envisions a restaurant, a coffee/wine/provisions shop and a spa/fitness facility. He has also talked to representatives of clothing stores, outdoor outfitters and floral shops.
Taylor works for Cape Fear Land Managers of Wilmington that has contracted with Boone Station Partners to handle the condominium sales and commercial leasing at Boone Point. Taylor came onboard with the project in October 2007, having had experience with a number of mixed-use developments in other towns.
“[Boone Point] is ideal because having less horizontal impact is very much a priority for us,” Taylor said. “It was important to us to maintain the trees and greenspace.”

The approximately 40,000 square foot building and 172 parking spaces—42 of them underground—are on 3.5 acres.

“We exceed the town’s number of required parking spaces, so there will be no issues with parking,” Taylor said, “and we have changed the landscape very little. We wanted to keep the massive trees on the property.”

“There is nothing in Boone like this project,” Taylor said. “For the price and the value, there is nothing like this.
